Stalled project takeover + completion

Lender Project Completion

R2HB assesses, stabilizes, and completes stalled residential and small multifamily construction across South Jersey. We work with private and hard-money lenders, construction lenders, loan servicers, and asset managers.

Six builder takeovers completed. Field assessment typically within five business days of written authorization and site access.

Authorized engagements only. R2HB works through a party with documented authority and follows the designated project communication structure.

Who we work with

Private + hard-money lenders

You can usually authorize us today. The question is almost always whether cost-to-complete plus carry beats what the asset brings as-is, and that's a number we can put in front of you.

Construction lenders

Your inspector can tell you what percentage is complete. We can tell you what it costs to finish and then finish it. We work in writing, on a cost-loaded schedule, with draw-support documentation your file can hold.

Loan servicers

An assessment or limited stabilization usually sits inside delegated authority. A full completion scope usually doesn't. We'll scope the engagement to what you can approve now, and document it for the approval you'll need later.

Asset managers

You own it and the clock is running. Cost-to-complete, remaining schedule, and carry, against the as-is bid you already have.

Relevant takeover experience

Six takeovers, six completions.

Every takeover we've accepted has reached certificate of occupancy. Inherited conditions have included abandoned framing, failed inspections, expired permits, and unfinished subdivisions.

When R2HB steps in

When a financed construction project stalls, the next decision needs a reliable field assessment.

We document what's built, what's left, and what it costs to finish. Permit and inspection status included.

  • Contractor abandonment or replacement
  • Stalled rehabilitation or conversion work
  • Failed inspections or stop-work conditions
  • Disputed percentage of completion
  • Punch-list, certificate, or closeout delays
  • Borrower funds exhausted mid-project

Relationship protection

The referring relationship stays protected.

R2HB does not contact the borrower, owner, broker, incumbent contractor, or another project stakeholder without authorization from the designated project contact.

Communication stays within the agreed authorization structure.

Property access and document review require approved authority.

Confidential project information is not used to pursue an acquisition.

Completion services

What an engagement can include

An authorized engagement can start with a focused review, limited stabilization, a defined completion scope, or permit and closeout recovery.

01

Project Condition + Cost-to-Complete Review

The starting point for most engagements, and often the only thing a lender needs before making the next decision.

  • Current condition and completion-stage assessment
  • Remaining scope and visible deficiencies
  • Cost-to-complete and schedule implications
02

Emergency Stabilization + Site Protection

Limited stabilization work can reduce additional damage while the authorized parties determine the full completion path.

  • Weather and water-intrusion protection
  • Temporary security and site controls
  • Immediate safety and deterioration response
03

Completion Contracting + Construction Management

Under written authority, we take over the remaining scope, replace or retain trades as needed, and carry the project to certificate of occupancy.

  • Scope verification and trade replacement
  • Controlled construction and progress reporting
  • Punch-list completion and field coordination
04

Permit, Inspection + Closeout Recovery

Resolve open permits, failed inspections, unfinished corrections, missing documentation, and final approval requirements.

  • Open-item and correction review
  • Inspection and certificate coordination
  • Final documentation and closeout tracking

Project controls

A completion process lenders can monitor.

You see the same scope, budget, and schedule we do, updated as the work moves. Nothing about the project requires a phone call to understand.

Define

  • Written scope
  • Existing-condition documentation
  • Cost-to-complete budget
  • Cost-loaded schedule

Monitor

  • Progress reporting
  • Progress photographs
  • Issue and decision logs
  • Draw-support documentation

Close

  • Corrections and final inspections
  • Punch-list tracking
  • Certificate and approval status
  • Organized closeout record

Confidential project review

Have a stalled project you're authorized to discuss?

Share the address and the decision you're facing. We'll tell you within a day whether a confidential review makes sense and what we'd need to do one. Nobody goes to a site before authority, documents, and intended outcome are confirmed.

R2HB provides construction and project-completion services under written authorization. Legal, servicing, receivership, valuation, and lending decisions remain with the appropriate authorized professionals.
